Rome, 27 November – COIMA SGR, a leader in the investment, development, and management of real estate assets on behalf of institutional investors, announces the completion of the significant redevelopment project of Palazzo Verospi, located in the heart of Rome. The historic property, situated at Via del Corso 375, was built at the end of the 16th century by the Vitelleschi family and is known for having hosted the offices of Credito Italiano between the late 19th and early 20th centuries.
The intervention focused particularly on the ground floor and basement areas, which had been unused for eight years. These spaces underwent a restoration and conservative refurbishment aimed at reinstating their original function and preparing them to accommodate the new retail tenant. The project followed a complex permitting process, managed with the support of the law firm Studio Legale Delli Santi and the engineering firm Studio Muzi & Associati. Following a services conference concluded in January 2025, the original commercial use of the spaces was restored. The redevelopment was completed in just six months with a total investment of over €1.5 million, fully respecting the architectural and historical value of Palazzo Verospi.
The project was made possible through an exemplary public–private collaboration involving numerous institutions and authorities, including the Presidency of the Council of Ministers, which occupies the upper floors of the building, the First Municipal District, the One-Stop Shop for Productive Activities (SUAP), the Special Superintendence for Archaeology, Fine Arts and Landscape (ABAP), the Civil Engineering Office, the Fire Brigade, and the Local Health Authority (ASL).
The Palazzo Verospi project forms part of the broader enhancement initiatives undertaken by COIMA SGR in the center of Rome, which also include two other historically and architecturally significant assets: Galleria Sciarra and Palazzo Monte. The three properties, with a combined gross floor area of approximately 47,000 sqm, make up the portfolio of the Sapphire Fund—an alternative real estate investment fund reserved for qualified investors—managed by COIMA SGR, whose subscribers include Poste Vita, Fondazione Enasarco, ENPAM, and Fondazione Cassa di Risparmio di Lucca.
In the coming months, restoration and conservative refurbishment will begin at Galleria Sciarra – the elegant covered passageway located between Via Marco Minghetti and Piazza dell’Oratorio – following the approval granted by the Special Superintendence ABAP in November 2025. The works, expected to be completed by the end of 2026, will focus on restoring the gallery’s frescoed façades and carrying out extraordinary maintenance on the glass skylight roof.
COIMA, which recently won the tender launched by CDP Real Asset SGR for the redevelopment of the former Guido Reni Barracks, is today active in Rome with investments totaling around €1 billion in the last eighteen months alone. The Group has completed the redevelopment of Palazzo Roma, located at Via del Corso 337, and is currently engaged in the repurposing of another nine-story standalone building in the Trastevere district.
The initiatives undertaken in the capital reaffirm COIMA SGR’s commitment to safeguarding and enhancing Italy’s historical and architectural heritage, through projects that combine sustainability, innovation, and high standards of design quality, in line with best practices in responsible real estate management.
Description of the Intervention
The Palazzo Verospi project included:

In full collaboration with the Presidency of the Council of Ministers, technical works were carried out to ensure functional separation between the institutional offices on the upper floors and the new retail unit.
